Frequently Asked Questions

A strata scheme refers to a building or a collection of buildings where individual owners each hold ownership of a defined portion of the property, such as an apartment, unit, or townhouse. Alongside this individual ownership, all owners also share responsibility for common property within the scheme.

Common property includes shared areas and structures that are used or enjoyed by all residents. This typically covers external walls, windows, roofs, driveways, foyers, stairwells, fences, lawns, gardens, and other communal spaces. These areas are jointly owned by all lot owners and are managed and maintained for the benefit of the entire community.

Strata schemes are designed to provide a balance between private ownership and shared living, ensuring that common facilities and infrastructure are properly maintained while supporting a cohesive and well-managed environment for residents.

The lot in most strata plans is the inside of the unit and is ‘owned’ by the individual owner, but does not include the main structure of the building, i.e. the main walls, the ceiling and the floor which are common property. The owner owns the ‘airspace’ of the lot and this would normally include the internal walls between rooms, floor coverings such as carpet and fixtures such as baths, toilet bowls, benchtops and the like.

The following is a brief guideline of common property:

  • Slabs / floor that divides lots and / or the common property
  • Exterior walls and structural walls
  • Exterior windows and doors
  • Structural walls
  • Pipes in the common property or servicing more than one lot (ducting panels)
  • Electrical wiring in the common property or servicing more than one lot
  • Original flooring
  • Magnesite finish on the floor
  • Vermiculite ceilings
